Main Street is one of Vancouver’s most commercially active corridors — a strip of independent retail, restaurants, and service businesses that runs the length of the city. Buildings along Main Street tend to be low-rise, multi-tenant, and older in construction. Many of them have fire protection systems that require careful documentation precisely because the tenants turn over, the occupancies change, and the systems were installed under different conditions for each unit.
2801–2833 Main Street is a one-storey commercial strip at the southwest corner of Main Street and East 12th Avenue, built in 2007 with five separate commercial units. This is the fire safety plan we completed in November 2025, accepted by Vancouver Fire Rescue Services.
The Building
The building is concrete construction with a concrete and brick exterior, drywall and steel stud interior, and a flat membrane roof. Five commercial units occupy the ground floor, each with independent exits on both the east and west sides of the building. The building was constructed in 2007 — newer construction than many Main Street properties, but still with the fire protection complexity that comes with a multi-tenant commercial occupancy.
Property management is handled by TPMG Capital. All fire alarm, extinguisher, emergency lighting, and sprinkler work is handled by Forcefield Fire Protection. Fire alarm monitoring is provided by Fusion Security.
The Fire Alarm System — Notifier NFS-320C
The fire alarm system is a Notifier NFS-320C by Honeywell — a supervised, single-stage panel that is common in commercial buildings across Metro Vancouver and represents a step up in capability from the basic Mircom panels typically found in residential buildings.
The main fire panel is located in the electrical room on the southwest side of the building, accessible from the exterior without entering any tenant space. The annunciator panel is mounted on the east side of the building between the 2801 and 2815 sections — also exterior-facing and visible from the street.
This exterior accessibility is worth documenting precisely: Vancouver Fire Rescue Services crews arriving at the building can check alarm status on the annunciator and access the main panel without needing a key to any tenant unit. The fire safety plan documents both locations and explains the relationship between the two.
Three Alarm Initiating Systems — Including Kitchen Suppression
What distinguishes this building from a typical commercial office plan is the range of initiating devices tied into the Notifier panel:
- Pull stations — manual activation throughout the building
- Wet sprinkler system — automatic activation on sprinkler flow, monitored by the fire alarm panel
- Kitchen suppression system — activation of the commercial kitchen suppression system in any restaurant unit triggers the main building alarm
The kitchen suppression system as an initiating device is a critical documentation point. Restaurant tenants on Main Street operate commercial kitchens with deep fryers, open flames, and cooking equipment — exactly the conditions that kitchen suppression systems are designed for. When a kitchen suppression system activates, the fire safety plan must make clear that the main building alarm will sound and that full evacuation is required, even if the suppression system contained the event.
Building staff and tenants need to understand this relationship. A kitchen fire that activates the suppression system in one unit will trigger alarms in all five units and requires the same evacuation response as any other alarm activation.
Five Units, Ten Exit Routes
Each of the five commercial units has its own exit doors on both the east and west sides of the building — ten exit routes in total for a single-storey strip. The fire safety plan documents each exit location and requires regular inspection to confirm they are operational and unobstructed.
For a multi-tenant commercial building, this documentation matters because tenants often store merchandise, equipment, or delivery materials near exit doors. The fire safety plan establishes the inspection requirement and shows every exit on the CAD floor plan drawings submitted to Vancouver Fire Rescue Services.
Fire Department Access and Infrastructure
The building sits at the southwest corner of Main Street and East 12th Avenue, accessible by Vancouver Fire Rescue Services trucks from either street. Key infrastructure documented in the fire safety plan:
- Fire Department Connection: East side of the building, one 2½” auto sprinkler connection between the 2801 and 2815 sections
- Fire Department Key Box: Inside the Bike Storage Room on the property
- Roof Access: Also through the Bike Storage Room — documented for VFRS crews who may need to access the flat roof
- Gas Shutoff: Southwest corner of the building in a locked cage
- Main Electrical Shutoff: Electrical room on the southwest side, exterior access
- Fire Hydrants: Two city hydrants within close proximity — northeast corner of Main Street and East 12th Avenue, and northeast corner of Main Street and East 13th Avenue
Sprinkler System
The building has a wet sprinkler system covering all areas, with the main control valve in the sprinkler room on the northwest corner of the building. The sprinkler system is monitored by the Notifier panel — any sprinkler flow triggers the alarm and notifies Fusion Security monitoring simultaneously. The fire safety plan documents the sprinkler shutoff location and the relationship between sprinkler activation and the alarm system.
BC Fire Code 2024 Compliance
This fire safety plan was prepared as a new plan to comply with the BC Fire Code 2024 — the most recent edition of the provincial fire code. For a building that had no prior formal fire safety plan on file with Vancouver Fire Rescue Services, this involved documenting all systems and procedures from scratch and submitting the complete package for VFRS review and acceptance.

We submitted the full package to Vancouver Fire Rescue Services: letter of appointment, complete plan documentation, CAD floor plans covering the ground floor and site, and the emergency contact directory including Forcefield Fire Protection and Fusion Security monitoring. The plan was accepted in November 2025.
