Fire Safety Plan Langley

Langley is two municipalities with two fire departments, and that matters when you need a fire safety plan. A building on 200 Street might fall under Langley City Fire Rescue; one ten minutes east in Willoughby or Murrayville is the Township of Langley Fire Department’s. Each reviews plans its own way. Who needs a fire safety plan in Langley

The BC Fire Code (Division B, Section 2.8) requires a fire safety plan for most buildings people work in, live in or gather in: any building with a fire alarm system, assembly occupancies such as restaurants and places of worship, care and daycare facilities, residential buildings with more than a handful of suites, and industrial or storage buildings above the Code’s size thresholds. In practice that means almost every commercial building in Langley, every strata over a few units, and every construction site of any size. • A building-specific plan, not a template. Inspectors check that the floor plans match the building, that exits, alarm panel, sprinkler shut-offs and extinguishers are where the drawings say they are, and that the emergency procedures name real people and real phone numbers.
• Clear drawings. Langley City and the Township both want legible site and floor plans showing exits, fire department connections, hydrants, alarm panels, utility shut-offs and the fire safety plan box location. Our plans are drawn in CAD, not sketched.
• Staff duties and training records. Who calls 911, who meets the fire department, who checks the washrooms, how supervisory staff are trained, and how often drills happen.
• Maintenance schedules. Inspection and testing intervals for alarms, sprinklers, extinguishers, emergency lighting and exit signs — so the fire department can see the building is being kept up, not just documented.
• An annual review. The Code requires the plan be kept current. New tenant, new alarm panel, renovated exit route — the plan changes with it.

Only if it still matches the building and has been reviewed annually. Old plans with a former tenant’s name and a removed alarm panel are the most common inspection failure we see. We can update an existing plan for less than the cost of a new one.
